Gentrification is a good thing, it brings up property value and lowers crime.
I was just at C.I. last week. It was extremely ghetto. There was Kennedy Fry Chickens and Salons on every block. I saw some white people (Russian-Jews from Sea Gate I believe). But having white people doesnt mean an area is more developed/gentrified.

This simply isn't true.Everyone seems to think that the whole NYC real estate scene revolves exclusively around proximity to midtown.The fact is that there are areas of NYC where the real estate market is quite independent of midtown commuters.
My neighborhood and my building has been undergoing a positive transformation recently( I wouldn't call it gentrification) and it has little to do with midtown.Most of the people moving in are either moving from Westchester and work in Westchester or are professionals who also work in The Bronx as Dr's,teachers,college professors,etc.I would bet that half of my building doesn't even go to Manhattan more than once every week or two.Some might only go once a month!

I can actually see Coney Island and some other shore areas of NYC being gentrified by people viewing it as a viable alternative to more expensive places on Long Island where they might work.

Its such a pity how C.I. has become so depressing over the years.
coney island has high-crime public housing, the elementary schools in the area arent great, and there's no nightlife to speak of. these are big reasons why neighborhoods dont gentrify. as far as proximity to manhattan goes, most of coney island is in a two-fare zone, meaning that you have to take a bus to the train (i know its technically not two fares anymore, but for lack of a better term). and that can take about an hour to get to midtown from CI. so there you have it.

Coney Island will get hit with gentrification, just a matter of time. The location of being close to water will make real estate prices rise, which is when the gentrification will begin.

The other side of the water is New Jersey and Far Rockaway, Queens. I think theres an express bus that goes from C.I. to Manhattan. Maybe it goes directly to Seagate. Plus they opened up bus routes because of the Cyclones stadium.

I've heard brighton beach was sort of a tough working class area...yes with mostly White people...

Why do people (a lot of posters on here in general, not anyone in particular) assume an area is gentrifying just because there are White people there? Perplexed. Brown people can gentrify too.
