I notice "ask about owner incentives" in a good amount of rental listings. Does this usually refer to certain specific perks? If so, what are they?

It could mean free gas/electic/hot water etc.... I'd call just to be sure. It may also mean that you can rent and then buy at a lower price......

Recently, amenity packages have been thrown in with leases of specific terms, so if you sign for a year, you might get a month's free rent, discounted health club membership for a commercial club in building, or some other perk that the building has been offering to retain a competitive advantage. Sometimes for a longer lease, there can be other perks in the package as well. It's variable, depending upon the competitive nature of a specific property, and its immediate environment.

Sometimes, for example, the Financial District has had many things included for free that would be extra cost, or do not exist in other buildings that are in more traditional residential areas -- designed to underscore the value, without undercutting the luxury nature of the building.

Ended up being that the owner would contribute toward the realtor fee. Was hoping to find a no-fee apt, but found one I loved that was a fee. Owner agreed to pay half of it, which while not all of it, is a lot better than nothing.

That's cool, and half fee is better than full fee, especially now when the fees are coming back strongly.
