If a managed building advertises itself as "no-fee" that means that if a broker shows me that building then they will pay the broker's fee. Is that correct? However, if I deal directly with the managed buildings leasing office without using a broker, do no-fee buildings typically offer an extra month free since they don't have to pay a broker fee? I am particularly interested in the no-fee luxury rentals on the waterfront in Long Island City so if anyone has specifics about these buildings that would be great as well.

I think you should ask in every case. In my opinion that's true of life generally, not just apartment fees. And, no, you most certainly do not "typically" get a free month's rent. Your gift would be the no-fee; they needn't offer you anything on top of that. Of course you may get lucky since this has been an iffy market, but you shouldn't count on it.

I would say if you rent direct from mgmt they would not offer a free month unless they are advertising it. But if an agent shows a no fee, it means the building/mgmt is offering an OP(owner paid fee) so they can rent no fee. Plenty of buildings out there still doing that

I heard there as buildings in FiDi, such as Dwell95 and some others, offering three months free rent with a 13-15 month lease (which then becomes a 16-18 month lease). Do you get the same deal if you go with a broker?
