I just got a job in New Paltz and I am looking for a house to buy in the area. What would be a safe and nice area for a single, middle age woman with two dogs to live? I have been looking for small homes south of New Paltz - Pine Bush, Wallkill, Gardiner, and some up north - Kingston, Esopus, Lloyd. I appreciate your comments.
We relocated to Kingston last year because my husband had gotten a job in New Paltz too. It was by far the most convenient, affordable option for us. We have been here a year and really are happy. There is a wide variety of housing stock, some very nice neighborhoods, lots of parks, and streets with sidewalks that are convenient for walking (since you will be taking the dogs out). We were not looking to live in a rural area as we had done that, and prefer to live where we have neighbors and can walk to things. I find Kingston to be a safe town and the national crime statistics indicate that crime is below the national average. There are quite a few commuters here to New Paltz as for many transplants like us the New Paltz area is not affordable. We got a lot more house for our money in Kingston. The commute is very pleasant to NP and the traffic is light.
The areas surrounding NP are all wonderful. I grew up in New Paltz and consider myself to be quite knowledgeable about the entire area.
You'll definitely get more bang for your buck up in the Kingston area, but honestly- I would pay more for the amazing views and landscapes near NP and Gardiner. I guess it's just home for me.
A nice middle ground is High Falls or Rosendale- both affordable. Also consider areas between Highland and Port Ewen.
If money wasn't an issue I would move to Gardiner for being amongst nature and close to the mountains. But if I was on a tight budget, I'd probably look at Rosendale and Tillson. Don't forget about Stone Ridge- very nice area.
Good luck and feel free to PM me anytime. I grew up there and also rented in several neighboring towns after returning from college. I also have looked into buying property the past few years back in Ulster County.
I, to, am a single woman relocating to the area. How is the town called Esopus. I've bee told that it is very close to New Paltz. What kinds of things are there to do up here? I'm really excited about the move! Thanks for any info you can provide.
I've been here 12 years and I love it. I just wish I could afford to buy instead of rent! But who knows? With the recession upon us and the housing market tanking, I may someday get my wish after all!

Could you describe why or how Gardiner is nicer than High Falls or Stone Ridge or Rosendale or Tillson? Thanks...
I would say our budget is up to $300k but we are less concerned with the house itself and more with the location of the house and the amenities and the schools. We do not need a large house, either, 1000 sq ft is fine. We'd love to be able to shop at a local grocer (not an overpriced boutique shop though... Emmanuel's or the High Falls Coop come to mind but not sure how feasible this is for everyday purchases), walk FROM our house around the block or through the neighborhood without being worried about getting run over. Easy drive to schools. We do not want a CHURCH oriented community but we do like family oriented ,outdoor oriented community where buying and eating locally is not a fad
