Can anyone tell me about these communities? We are a conservative Jewish family with 3 young children and trying to decide between these areas and Bergen County. I know the commute is longer. Are there other Jewish families living here? Is it a good place to raise children?

Suffern and Montebello are village's in The Town of Ramapo in Rockland County. Montebello does not have its own post office so its mailing address will say Suffern lots of the time, and Suffern address (Zip code) also covers other village's as well. Ramapo is a very large town of 100,000 with a large hasidic population I would estimate 1/3rd atleast. And also a large orthodox population. The Hasidic population is located in Monsey, New Square, Kaser and parts of Spring Valley, While the orthodox population can be found in any village. Suffern (The village) is right on the rail line, and is area's are urban like. Not a large jewish population.. Montebello has a very large orthodox population. Its important to distinguish the village and not just the zip code looking for places. Montebello and Suffern are two totally different villages have the same zip, also check school district as you probably wouldnt want to send your kids to an East Ramapo School. (Suffern area is Ramapo Central). By population percentage Rockland County is the most Jewish County in the United States.

What is the average water/sewer bill in Rockland? I don't see too many septic/well properties in Rockland.

Thank you so much VA Yankee. I'm trying to decide if I should include houses with well/septic systems. I will be buying in either Rockland or Orange.

Try to avoid a septic unless the seller can provide "perk test" results. During the boom of the 60's before there was a sewer system every house got a septic whether the ground perked or not. Although most were made to connect there may be some that slipped through so be carefull. Well water is great but again ensure a current test is available and check with the town to see where the aquifer is located, wouldn't want the water level to drop.

With gas the way it is and commuting from Rockland just a hassle I would consider Bergan County, taxes ain't much different and commuting should be easier. Yeah I know the stigma of saying your from Jersey is hard but their are a lot of nice towns, good schools and more transit options. Besides gas runs cheaper and theirs no tax on clothes....
