I think the fact that Ithaca is rather isolated didn't help. But one of the big factors is lack of willing investors. Once outside money realized there was profitable opportunities in Ithaca, coupled with the growth of the education and some tech sectors, got the developers looking more closely at the city. The other big part was the Tax break incentives for those willing to take the chance. After that it's been like someone turned the money faucet on (even though it's tough to navigate the city bureaucracy and rules), and the examples of the local developers jump starting the new project binge. This even happened during the time span of the 2009 recession. Crazy stuff.

Here's an article ref: the State Street Triangle (Trebloc) project from the Ithaca Voice:

Backers of 11-story building by Commons take case to public

Here's a complete set of the new renderings:

And here's a link to a video of the old proposal:

I still feel this happening is at best 50-50.

Good article about the "construction boom" going on in Ithaca (from the Ithaca Voice):

Is Ithaca area really experiencing a construction boom?

Very interesting.....So, it is a matter of perception and relativity, but the core/Downtown is the real location of the "boom". It is interesting that the lack of housing options aren't in line with the increase in college enrollment in the area, as you would think that would be who the housing is marketed to.

^ I think Collegetown could also be included in a real boom, considering all the activity there. That's directly related to the increasing student population and the zoning changes made in the last year.

Here's an update on the current proposal for the Hotel Ithaca development (from the Ithacating blog):

I believe financial issues have been a major reason for lack of movement with this project.

^ The planning board meeting did not go well for the proposal in the above post (from the Ithaca Journal):

So the building can be LEED but the exterior can't? Huh? Doesn't that partially defeat the purpose of LEED? Man, Ithaca is PICKY!

Not exactly one of the typical developments I post, but I think the ownership connection is kind of neat (from the Ithaca Times):

Storage Squad Hopes to Build in Dryden - Ithaca Times : Dryden

Another item from the Times caught my eye. This short read states that a boatyard is closing down in the city, and making way for an old proposal for that site.

The article:

Boat Parking On Inlet Island Lot - Ithaca Times : News

And a description of the proposed development (from the Ithacabuilds blog):

Ithaca Builds « cascadilla landing «

Here's hoping
