So what took so long for Ithaca to be developed? People say it's because of Cornell, but it's been there for over 100 years.....what changed? I'm not complaining! I'd much rather go to Ithaca than Rochester.
I think the fact that Ithaca is rather isolated didn't help. But one of the big factors is lack of willing investors. Once outside money realized there was profitable opportunities in Ithaca, coupled with the growth of the education and some tech sectors, got the developers looking more closely at the city. The other big part was the Tax break incentives for those willing to take the chance. After that it's been like someone turned the money faucet on (even though it's tough to navigate the city bureaucracy and rules), and the examples of the local developers jump starting the new project binge. This even happened during the time span of the 2009 recession. Crazy stuff.
Very interesting.....So, it is a matter of perception and relativity, but the core/Downtown is the real location of the "boom". It is interesting that the lack of housing options aren't in line with the increase in college enrollment in the area, as you would think that would be who the housing is marketed to.
^ I think Collegetown could also be included in a real boom, considering all the activity there. That's directly related to the increasing student population and the zoning changes made in the last year.

Another item from the Times caught my eye. This short read states that a boatyard is closing down in the city, and making way for an old proposal for that site.
