I live in the Midwest and stumbled across some property listings for upstate in the Plattsburgh area. I was shocked by the low price of land. Some of the listing had decent looking farmland and/or pasture and the price was way cheaper than you would find around here! What gives?

To be fair, Clinton County and Plattsburgh has seen population growth in recent years. Its proximity to Montreal, Burlington VT, the Adirondacks and Lake Champlain may be appealing to some people.

Look at the property taxes on that "cheap" land before you buy. (Not to mention the hardiness zone.)

Not a lot of work options. Weather. Property Taxes. Lack of easy access to metro areas.

Yearly property Taxes on 330 acres farm/house/shop- $10,000. On a dirt road with a local school district with less than 400 students k-12. Nearest grocery store 10 miles away.

Good fit if you can afford it and like country living. I need space. But winters doing me in. I swear one blustery -20f February or March day my husbands going to wake up to a note stating I've run away, to find me drive South til you see flowers and hear birds.
