Town like Montauk NY but Cheaper?

Thanks all. I'd be interested in hearing about town outside NY state. We're certainly open to moving to a warmer climate.

Another Finger Lakes community I just thought of, but may or may not work is Watkins Glen.

Perhaps the Dunkirk/Fredonia area on Lake Erie could be another possibility.
