Hello. My family and I are considering relocating to Stony point in Rockland. I am retired widow with two sons that attend Fordham U in the Bronx the other works on Christopher street. Because I will be an empty nester soon
I dont want a big house. But I have a dog so town homes are out. On my retirement income my budget for a home is 350$ and under. Also I need low taxes. I dont want an old home or one that needs work. I could only find this in Stony point. My concern is the commute daily by car. Would this be difficult for my sons? AlsoI really want Nanuet or New city but finding the right price that matches the taxes being under 10gs has proven difficult. Please advise

The commute can be difficult since the only main road down to Manhattan is the Palisades Interstate Parkway ( PIP).
There are pros and cons, the pros being that the highway has no trucks and it is very scenic, however, the cons are again, it is the only major highway to Stony Point, the other being 9W, which has traffic lights and drives thru some congested areas.
In addition, commuting to Manhattan you take the George Washington bridge, currently $15.00 cash, and $9.75 off- peak with EZ Pass. It adds up. Add to that that when there is bad weather, as there has been the last few weeks, what could be a 40 minute ride can take hours.
I agree with the above on the commute, coming down from SP is a long schlep to get to anything. With schools not being a factor have you considered any of the areas in Bergen County NJ I am sure you could find a home in your price range with a tax bill you can stomach. Jersey would provide better commuting options for your sons than Rockland does. Have you considered Westchester maybe a town like Portchester which has a rail station to GCS?
Taxes are a burden no matter which town you look at, I would focus on a location first with a house you like then see what the taxes are. As a retiree and depending on your age you could get STAR reduction of your tax obligation.
I live in Stony Point. I like it. I commute to the city by train. It's an 1 1/2 hr from Nanuet to my desk on 42nd. You can park in Nanuet and car pool also. Or you can take the ferry from haverstraw and take the metro straight to NYC from Ossissing. I havent tried it. There is an express bus that runs from Stony Point to Penn station I think also.
The drive to the city can be either Palisades all the way down to GW Bridge or Palisades to Tappan Zee to Saw Mill to Westside Hwy.
I was impressed the Stony Point Hwy Department plows and salts the road efficiently. Its a commuter town, so the roads are always taken care of.
The drive on the Palisades isn't the problem, it's the toll at the GW that is already too high, and is going up again in December 2015 as part of the PANYNJ's budget.
