We are moving to the area from DC area and planning on renting, but I've had a difficult time finding any homes/2+bedroom apartments for rent by owner, intended for non-students.

We're moving from a quirky, old home full of weird and charming character, something I'd love to replicate

I don't care if we are right in Ithaca or in an area nearby.

Any recommendations?

Ithaca is a tough rental market now but more apartments, houses and condos will become available towards the end of May and early June. I'd telephone the local real estate offices to see if they have any house or condo rentals or anticipate any in the near future. The real estate market in Tompkins County is very good and in such markets, owners prefer to sell rather than rent, which limits the supply of rentals. You can also run a classified ad in the Ithaca Journal under the heading "wanted to rent."

If there's any chance that you could physically come to the area and drive around the surrounding towns, I'd recommend it. Single family places that I know about are mostly owned by landlords with at most two properties, and they tend to have a very informal process.

Also, when are you looking to start a lease? Ithaca has a really strong school-year lease-start tendency (usually August), and if you're looking for something that starts in October or May, that could be the problem.
