We will be putting our house on the market soon. We live in Southern Dutchess County. We are thinking the best places to target to sell our home is Long Island and Lower Westchester. We are going to work with a agent. What do you think? We are going to ask $315,000 for a 4 bedroom, 2 bath with a 2032 ft. It's got a 25x20 family room above a over size two car garage. Do you think it'll see to the lower counties? It's a cape cod style home.
We are in Dutchess County. Right within walking distance to many restaurants and shopping. Are these areas you would normally put listings out to? Wondering if we need to refocus areas or this would be a good idea?

I think the realtor you select should have a marketing plan for your home. When we sold our first house my wife interviewed realtors and each one presented how they would market the home, we chose from there. You could look around in your area and see where the newer arrivals have come in from but let the person your paying do their job,

It makes no difference. If the house hasn't been updated it won't sell for the asking price.
