It is about an hour and a half from Rochester and an hour and 45 minutes from Syracuse, give or take. It is also about 100 miles from both(Downtown to Downtown).

Corning, despite COVID lockdowns and the resulting fallout (including some significant layoffs from the city's major employer) seems to be holding its own.
The surrounding towns appear to be pretty depressed and rural properties in the area are relatively cheap, but the city seems to have some pretty good bones, a quite respectable business district and a moderately urbane population. It is also located in a region that has significant agricultural and natural-resource assets.
The way I see it, this region could go one of two ways....but it has a lot of positives.
Even with the usage of 'moderately', 'moderately urbane' seems a bit of a stretch.
