We keep seeing a lot of GREAT homes, both in towns/villages and in the country, listed for Genesee County.
This area has come up a few times on this Forum, with pretty strong positive/negative views. But it's hard to get a balanced view out of these extremes. So:
In terms of its plusses and minuses, what is the county's economy, and economic outlook, like?
Is there a steady decline going on here, which explains the many fine homes on the market at very reasonable prices?
Does it have a brighter, duller, or about the same future as, say, Erie County?
What upstate county does it most resemble, both in is current state and likely in the future?
Any significant home-building going on?
Also, while the in-town taxes in Le Roy, Batavia, etc., are quite high, the out-in-the-country county taxes are pretty low, yes?
What are the county's main towns & villages like in terms of quality of life and economic stability?
Finally, I know that Batavia's property taxes are taking a big jump this year. Is this a sign of worsening decline/bad gov't. management in Batavia--or does Batavia remain well worth it for a family with young kids? Any chance those property taxes could trend downward a bit? A lot of ex- or visiting upstaters have recommended Batavia to us "despite its problems." Do you agree?
