As a side note, I was looking via google maps on rockville centre long Island and I'm sure it's a lovely place and maybe google caught it on a bad day but there were no trees anywhere and the roads looked barren with just buildings. Rockland county on the other had looked gorgeous, even the library was surrounded by colorful trees and it was just breathtaking. Just wondering if LI South is not just flatlands. (I'm not familiar with both areas so I'm not trying to offend at all)
The single biggest difference is access to Manhattan. From Mamaroneck, you have a 30-40 minute direct train to Grand Central. From New City, you have no good mass transit options. Virtually any option, will take well over an hour into Manhattan.
In terms of feel, both towns are quite different. New City is a sprawling suburb, broken into 2 high schools, populated with strip malls and some big box stores. There really is not much of a "downtown," certainly not an area you can just spend a weekend afternoon strolling around. On the other hand, Mamanoneck has a centralized downtown area.
Scenically, there isn't much in New City. You could always drive east for river views, or north for Bear Mountain, etc. But New City itself is just sprawling suburban homes. On the other hand, Mamaroneck does have the draw of the LI Sound, with its own beach, etc.
Both areas have very very good school districts.
Similar homes will be 100-200k cheaper in New City, than in Mamaroneck.
When looking at homes in New City, be sure to be looking in the Clarkstown School District.
