I agree with the Saranac Lake post, but not so much for the Port Henry listing unless you really want to be alone or just not do much.............Saranac Lake has more vibrancy and Lake Placid nearby and real things to do.................Port Henry is more of a town that 'used-to-be-great' once and while yes, it is on Lake Champlain............it gives off that type of feel. It was a larger town when there were mining companies (Republic Steel) and fishing was more of a vocation, but it feels very stagnant to me now..............just my opinion. You could definitely get a house very cheaply there, but I don't know if you realize that you would definitely have to cross the bridge to Vermont to get much of any sort of civilization.............and that bridge right now is very much in the news as needing some serious work..........It is down to one lane traffic right now and is being worked on by the feds...................all things I think you might want to know before considering that particular community on your list. If you look on a map it is the Crown Point bridge............................
My vote is for anything in the Saranac Lake, Ray Brook, Tupper Lake, and even the outlying Lake Placid areas..........In Lake Placid itself you won't be able to touch anything for less than thousands and thousands more........not even a condo or townhome, but there are tons of smaller towns that you can research that aren't called "Lake Placid"......maybe North Elba or other smallish nearby communities that will satisfy what you are looking for.............good luck and any other Q's.....just ask. That entire area is just fantastic IMO..............tons of fun and great people and things to do.
You know, I don't really know if New York State has too many "vacation communities" except maybe in the Adirondacks or Thousand Islands. There is a lot of lakefront to be had, but the state has of course been well populated for a long time, so the communities around our various lovely bodies of water are usually "real," working communities. It's not like out West where there is tons of land open for developers to create resorts and high-end vacation enclaves.
Off the top of my head I can really only think of a few Upstate towns outside of the Adirondacks or Catskills that cater to "summer people." Alex Bay, Clayton in the Thousand Isles, Lake George come to mind.
This doesn't address the OP's question (and I think, for $120K, you need to be looking at Oneida Lake area too, or a "fixer upper" somewhere else) but if anyone unfamiliar with NYS is reading this maybe you would find this useful info.
