I am a Real Estate Investor that is moving from Albany, NY that is looking for the best area outside of NYC to live with my girlfriend, and invest. She's in Hoboken now, but we want further out because it's too expensive. We both have cars so don't need public transportation access, but it would be nice. She's suggested checking out Mount Clair, Morristown, White Plains. I've heard Nutley/Hadley is pretty good, but more straight suburbs. I've been to Morristown and love the downtown area (even though it's a bit too young), and I'm wondering if there are other places like that a bit closer to NYC. Not only for our future home, but investments as well. Ideally, we would live near an area that fits my investment property search criteria as well....middle class area with homes selling for $150k-$300k renovated. Please help.

It is unlikely that you will find any renovated single family homes selling for $150-300K within 60 minutes of NYC. Your price is way too low. Also, how much are you willing to pay in property taxes?

$150,000 to $300,00 fully renovated and 45 to 60 mins outside of the city ?
Maybe such a place exists but I have never heard of or seen one.And I get around

What about some parts of Nyack? Nyack NY Homes for Sale : Weichert.com

What about Montclair NJ? If you could live further out, New Paltz or Saugerties would probably work, but they are a little bit too far away. Both are about half way between Albany and NYC.

The Village of Brewster is oftened overlooked b/c of a day labor population. I posted a thread "reasons to move to the Village of Brewster in this same forum as well as the Westchester one. !50k -300k is too low, Maybe a fixer upper 2 br in the VOB would be 250k. We are crawling with real estate brokers here also. Read my thread, we have the best commute to Whiteplains and the city in Putnam.

Don't move to NY lol. All of NY is overpriced. I can't think of any "hip" places as I'm not sure what you mean by hip. Westchester is expensive, try around 400k for a place. Brooklyn is filthy and they are trying to make alot of South Brooklyn appealing to out of towners like youself when in reality most of these areas are very unsafe. I would recommend when you find an area you're interested in to do your research or come on a site like this. Real Estate agents with tell you anything.

I don't think there's anywhere in that radius that fits your specs.

Montclair and all that area is burbs. The only hip things are bugaboo strollers and golf shirts.

You either need to go to a cheaper smaller city, or spend more if you want something "hip" and non-burbish.

Like previous poster, I recommend New Paltz as being the next best closest thing.

If you widen up your geographic area, there are many more places in New England that are better priced and just as fun for your situation.

I we are talking 60 minutes outside city by airplane perhaps you can find something. My advice is to save some money up and get a real job.
