Studying Moore county for possible retirement relocation within the next year. Smaller quality ranch home on an acre or more. Plan to visit late summer.
Would appreciate input - Why are there so many houses for sale?
Where in particular are you looking? I can speculate on a couple of reasons.
One is that many military folks live in Moore County close to Fort Bragg. They tend to be moved around frequently, and the summer is the peak moving season.
A second reason might be that properties near golf course at often treated as second homes. They also might be rented out to golfers. We also looked at Moore County briefly, and saw a lot of ragged-out house that had been rented to groups of golfers. It may be that owner are tired of being landlords, or that golf has just become less popular. I know that there has been a surplus of golf courses in many parts North and South Carolina. Perhaps you are seeing houses near courses that have closed down.
A third reason might be that Coastal North Carolina has become more attractive as a place to retire. There are thousands of new homes being built in Brunswick County. The Sandhill is known for a hotter climate in the summer, and by comparison the coast is seen to have better weather.
Pinehurst was first in my sites. Have since started to scout Moore county. A friend suggested it. He has a daughter in the area, 12 Oaks.
When I mentioned to him I was seeing a lot of homes for sale he also guessed rental homes with owners wanting out. I was unaware golf courses closing down. Many thanks for that heads up.

Well, we retired to a small spot on the coast, and are generally satisfied. It offered reasonable prices close to the water. We are not golfers, but there are many very good courses in nearby coastal Brunswick County.
I miss having amenities close by, like a good hospital and specialists. My second choice these days would be Richmond. Richmond is a good balance of moderate size, costs, taxes and amenities. Charlottesville is a little too small for me, although the area is pretty.
BTW, Pinehurst golf course are probably still going strong, as far as I know, but one in New Bern has closed, and older ones in Myrtle Beach have closed.
Pinehurst (& Moore Co in general) has a long history of being popular for retirees. I understand the hospital is quite good, especially for a non-metro area.
goldenage1 - Can you give me any input regarding Richmond. Are there any parts/suburbs that you would suggest.
I know it's not the right forum, but we lived in Chesterfield County. I was interested in 55 plus communities. There are moderate price ones in Chester, Chesterfield County and Mechanicsville in Hanover County. There is a also a high-end community in Glen Allen. You can find the current listings and amenities at 55place.com . Most are not golf communities, and most are on very small lots. If you want a ranch with a little land, you should look outside of the 55 plus communities, but I suggest the same towns.
Actually I think you are close in Moore county i would look around uwharrie national forest it is actually an ancient mountain range and it's not out of scope to find houses on a little elevation
There is lots of water around there lots of folks had boats in their driveway

We live in Moore county and we moved from Central NJ (Somerset County)
Besides golf there is not a lot of leisure activity in Moore county unless you live in one of the lake communities, (Seven Lakes) or you happen to own a home on Pinehurst lake.
There is a large Equestrian community in Southern Pines.
There is the Sandhills Gamelands (62,000 acres) just south of Moore county.
There is the NC Wildlife Hunter Education center in Ellerby that offers skeet, trap and five stand shot gun shooting, there is also a 100 yard rifle range and a 50 yard pistol range. (don't tell anybody but it is free and open to the public)
We like Moore county because it is convenient to place we like to visit. Charlotte, Darlington, Martinsville, VIR in Virginia. Plus it is only 10 hrs back to NJ and only 8 hrs for a quick winter trip to FLA
My one guess as to why there are a lot of homes for sale. Many golfers retire here and when they pass on unless their relatives are golfers they put those homes up for sale.
Come down and rent one of the condos in Pinehurst for a week or two and travel around Moore co.
