We're selling a home in NC and my fiance is concerned about how many agents we should talk to before finding the right one (to sell her current home). Then the question dawned on me - what percentage of homes sold do the actual listing agents find the buyers?
I know it's important to find someone who knows what they're doing and has your best interests at heart but as long as the basics are covered, do most homes actuallly sell by another agent bringing in buyers???

Stats will be different in every locale. In my market with over 1500 agents the odds of me finding the buyer for a home I'm listing is slim. Serious buyers most often have their own agents. I prefer it. Dual agency can be fraught with problems.

From my experience, finding a decent listing agent is far easier than finding a good buyer's agent. It seems a large number of agents are not so willing to do the legwork to REALLY help a buyer find the right place. They'd rather be the listing agent, snap a few pics for the MLS listing, and sit there waiting for their half of the commission to come in.

A listing agent's job is to sell the home BUT...marketing to the thousands of Realtors in the area is much more important than trying to find ONE buyer!

In my years of being a Realtor, I have only sold 2 of my own listings.

Find an Agent that has the experience and has your trust. Ask how many listings they currently have and how often they will contact you and if they have an assistant. Some folks don't like being contact by an assistant when they are hiring a Realtor. (Pet peeve of mine!).

Find one that is actually working in their office and you will find a determined
and most likely, successful agent.
