It seems to me that DT Raleigh is growing in a very neighborhood oriented model vis-a-vis their different personalities. I suppose that's not surprising since the city actually branded 5 distinct neighborhoods of DT Raleigh a while back. Even developers talk in terms of these neighborhoods and their developments. One of the interesting things emerging from this model is how developers talk about the areas between these neighborhoods and linking them. For example, Hillsborough/Morgan streets area links Glenwood South and The Warehouse District. A bidding war broke out for a key piece of land in this area the drove the bidding for it from the $3M starting price to $6.3M. http://www.bizjournals.com/triangle/...n-raleigh.html I expect a significant tower on this site given the price of the land.
The aforementioned Food Hall project is also in this corridor and directly across the street from the Citrix site on the north end of the Warehouse District. I've been to the food halls in Boston, Philly and Madrid. I'm not expecting ours to be as large but I do have hopes because this particular developer is quite successful with his ventures and they are high quality. He is responsible for Hibernian, Solas and Raleigh Beer Garden all in Glenwood South nearby.

The Charlotte Observer site is going through a bit of rezoning. This is the parcel that is rumored to be a mall. According to another poster on another site, this will be the largest development in Charlotte's history.

This project, from people in the know, is usually described as similar to Birckell Center in Miami.

Lincoln Harris should close on the land by May. That's around the time the project will be announced publicly.

This is goin to be a huge deal for the retail scene uptown.

Center City population: 25,970
Estimated Center City population by 2020: 40,000

Uptown Population 2016: 16,500

Hotel rooms planned center city: 1006

50,000 parking spaces uptown
120 Nonstop domestic destinations from airport
34 nonstop international destinations from airport
208 Bikeshare bikes at 25 stations
18 Express bus routes
15,247 Daily ridership for Blue Line
51,000 Daily Ridership for Blue Line by 2035 (The jump is that drastic because of the 10 mile extension to UNCC)
1748 Weekday Ridership for Gold Line Starter
26 Local Bus Routes serve uptown
26 Miles of bike paths to open in 2017

8,772 Housing Units planned or under construction
1.34 Million Sq. Feet of office space (That's over 15,000 additional office workers uptown)

And back to the Charlotte Observer Property, Goldman Sachs closed on some of the land. The rest of the land should be closed on May 3rd or so. Lincoln Harris is already filing plans with the city, at least for demo of the CO building. There should be 2 or 3 tall skyscrapers in the first phase of the CO site and maybe near 300,000 sq. feet of retail. For reference, H&M is on average around 20,000-25,000 sq. feet. A month or so and hopefully details will be public

When I saw these numbers, I thought to myself that this has to be wrong. A 3 mile radius represents over 28 square miles of land. A=πr²
I can't imagine how a 3 mile radius circle from the center of the city is currently less than 1000 people per square mile. I wonder if these numbers are actually 125,970 and 140,000. That would make more sense.
