I know Flooding is a concern for many of us but beware when you research. By law, each area is suppose to reset the boundaries for areas that flood due to conditions that effect each area. One area may not have been a flood zone but if the boundaries were re-drawn it would have (Louisana did not have up to date zones) Also, while the gov't may not consider an area to be a flood zone, an ins carrier might based on claims they receive within a given area, calling a local ins agent will also tell you if an area is prone to flooding and/or water damage and these items are generally EXCLUDED from coverage.

Have you seen a flood map of Charlotte at all? I'm curious about my area.

No I haven't but ck and see the last time the area was zoned...I am not sure of the laws but each area is required to upstate these every so many years. That's why I suggested contacting an ins agent as there info may be more up to date then the flood maps available.
