Well as I have stated, I have YET to run into a decent real estate agent in North Carolina. So until then.......

What people are saying here, and what seems to be missed is that there is a MAJOR PROBLEM with the real estate business in North Carolina. Dont shoot the messenger!

Perhaps the licensing is too lax?

About the Real Estate Commission
The North Carolina Real Estate Commission ("Commission") is an independent state governmental agency. It should not be confused with the North Carolina Association of REALTORS® (or its local Boards) which is a trade organization whose members are known as "REALTORS®".

The Commission’s primary function is to license and regulate real estate agents (persons and firms who sell, lease, etc. real estate for others). North Carolina’s 80,000-plus real estate agents are licensed as brokers.
Thank you Bill! And thanks for clarifying the difference between the two organizations.

Sorry if I sound a tad bitter, but I have had a very bad expereince(s) so far. Sure wish that didnt happen.

That being said we love it here and are glad to be here. Our neighbors are great and we are looking to being a positive addition to the area.

No-one is shooting the messenger. NC is a buyer beware State by default.

That is all fine and dandy but the Real Estate business (from my experience, YMMV) is shooting themselves in the foot by not policing themselves better.

We have crooked people in every industry out there. To call us "a bunch of low life, no mind, self centered people as I have with real estate people in North Carolina." is an insult to me.

I apologise for your experience with the Agent you worked with.....

It's unfortunate that you've had such a bad experience. If you had hired a Buyer's Agent you should have gotten your earnest money back without a problem, provided the "Cost of Repair Contingency" was less than the actual cost of repairs. It sounds as if you did not have representation; that's too bad. Most of the agents I know and work with cherish their business, referrals and license too much to give bad service...and, some of us know that we answer to a higher authority than the Real Estate Commission. I hope things work out for you.

Thank you Charlottean. I guess my experience means nothing to you. Should I just sit on my hands and shut up? Or should I bring it up and try to discuss a way to change things. I have made offers of a couple of ideas. Yet you dont seem to want to discuss them. You would rather roll your eyes at my comments. I see a couple of other real estate people have chimed in and rather professionally, thank you to those people. I am sure there are decent real estate people SOMEWHERE in this state. I (and a number of others according the to posts here) have not been so lucky.

So right back at ya bud..... Some of the comments these days ARE unbelievable. See... I may be one of your clients some day (doubtful now). Then how would you feel knowing what you said. Do you think I would want to work with you?

"We have crooked people in every industry out there."

That includes buyers as well as sellers. The old saying "buyers are liars" didn't come about for no reason.

I still haven't seen a legitimate response from the original poster regarding the cost of repair contingency and the $5k.

If you think an attorney is going to be more responsible for the condition of the house then you haven't read their disclosure forms.

Also, the Seller's disclosure form was pushed into law by the real estate industry without a "no representations" clause. Want to guess who added it in the NC legislature? Yep....attorneys.

I have dealt with plenty of bad agents but something is just not jiving with either of the horror stories I'm reading on here.
