Promised Land is a very nice park indeed. Honesdale also has a movie theatre for your viewing pleasure. With a nice italian restaurant right next door. The Greentown/Newfoundland/South Sterling isn't bad at all. I'm down there all the time. There isn't any crime that I hear about. The electric company is PPL (Pennsylvania Power and Light). I'm not sure how the water bill works in your area. Hawley is a nice little town. And they have nice boat tours on Lake Wallenpaupack during the summer months. I hoped I helped you out a little.

Regarding the water question...will you have your own well or is the house hooked up to public water? A lot of home in the area have their own wells, but some communities have a "community" well. Of course, if you have your own well, the only cost would have been initial upon installation. I'm sure if its a public/community well, there will be a monthly or quarterly fee. You should be able to get a "packet" of info regarding your community from the real estate agent that is selling you the house. This is absolutely a requirement at closing, for sure. I was able to see the community rules and regs on my community before I bought. Check it out with your broker.

Thanks, Ranger. You helped plenty. Bldg, Tanglwood.org only has some general info available without a username, which can't be had without an address in Tanglwood. I'm in the dark a little, as a result. Anyways, the realtor did say it was community water, so I guess I can look forward to a quarterly fee.
Anybody have any comment on the ISP (Blue Ridge) ?
Also, how do Wallenpaupack schools stack up against other PA districts?

Well, looks like Tanglwood is out. Paid for the inspection and everything, but with this new mortgage insurance...the monthly would've been unreal. I've had to lower my expectations for a house. We're going to look at two places in Paupacken Lake Estates in Hawley next. Any feedback on that community before I go? Also, even though Wallenpaupack is listed as being in Hawley, the realtor says our schools would be Western Wayne. Any thoughts on that district?
