Looking to buy an affordable vacation home in the Poconos, thinking of Indian Rocks or Big Bass Lake. My family is interested in fishing, tennis, golf and the countryside. Any suggestions?

I'd prob lean twards Indian Rocks myself ..

As its a smaller community ..( I hate community's to start with ) and they allow you to have ATV 's on the roads , and its right on Lake Wallenpaupack.. Its real quiet in the winter there ..

But thats just MY opinion

Indian Rocks is nice. I pass it every other week and it hasnt changed in ages.

I am not familiar with Indian Rocks, but I have a home at Big Bass Lake. I love my community and in season, I fish every morning and play tennis afterwards. We just had new 4 courts redone a year ago and the other 2 courts are being resurfaced in the spring. I highly suggest visiting both communities and do your homework. There are a lot of properties available everywhere in the poconos, so first put the effort in to finding the right community and then finding the right house. Good luck!

We started looking about 6 weeks ago and have found a place we loved 10 days ago, on our 5th trip.
You can read my threads - you're likely to have some of the same questions.

We looked from Wallenpaupack down to Pocono Pines to Bass Lake to Towamensing to Arrowhead area. We skipped Naomi, Big Boulder, Indian Lake and few others.

Most communities have a lake or two/more which they stock with fish. All have security, but not all are gated. All plow the roads . Depending on number of pools and just how elaborate the club house is, the fees range from 600 to $1100/Y. I think Carbon Country has lower taxes (south of Rt.80).

A big point of contention is the ATV policy . Some have minimum lot size reqs (nice) and in some other houses were as close to ea as in NJ

Take your time looking. PM me for a referral to an excellent real estate agent, I don't think they allow sharing of that information in the forums.

thanks for the information, I have looked around and now need a real estate agent. My sister has a friend who is one and is located in Hawley.
not interested in ATV's, affordability will be a factor as this is going to be a vacation home for our families, kids in their 20's and 30's and grandkids 2 to 5 yrs of age.

Rut roh, i think you may have stirred the pot now. From what i've read dorothy LOVES WLE. We looked at it while looking at homes on-line and yes it seemed the dues were a bit high. But sometimes you get what you pay for? I haven't seen it in person though. You say the lots are crammed together?

A good friend of mine owns 2 houses and 10 empty lots in there .. I do all his work.. I cant stand going in there with the rent a cops and their golf carts . what a joke

Im just giving my opinion.. Dorothy can give hers . I'd never buy in a community , and my buddy cant sell the lots he has to save his life .. We may drop a few modular homes on em and flip em that way ..
