Marilyn, there are many areas in Milford that are not under a flood zone. You find the houses you describe in some of the older communities in Dingmans Ferry. We live in Oak Ridge Crossing and I commute to the World Trade Center one day a week with the trains in Port Jervis.

Bushkill has E Stroudsberg schools they have been know to be going through some issues lately.

Check out Conasaugh Lakes in Milford, easy hop to 84. Or the Pocono woodlands or one of their sister communities.

If you get the chance, check out Minisink Valley school area, which is west of Middletown NY. Cheaper homes, easier access to NJ. Otherwise, stick to Milford. Especially if you have kids or are planning to. Dingman's Ferry is nice as well.

Also, Warwick NY is nice, tho a little more expensive it would bring commuting within a very reasonable distance to Bergen. Probably a half hour.

Good luck! (Who are you using for a realtor?? I have a good recommendation if you are not getting good vibes, and for a good builder too)
Port Jervis has an excellent school system. The administrators run the school not the kids like Delaware Valley. As far as "undesirables" there are plenty where I live too - unfortunately there are everywhere not just Port Jervis.

Hey There Co,

From where I am located the "Port" is about 20 minutes, (no speeding). Not far at all. Clarks is a tease, as soon as I sell this house I am heading west!!!!!

Default Yep, Port Jervis Line

My boss told me I would need to take the Port Jervis line to get to work. How long does it take you to get to WTC? That is exactly where I am and I would have to do that 5 days a week. How do I find out what areas in Milford are not in the flood zone?

Here is a website that might assit you. New Jersey Transit It takes over 2 and half hours on the train (barring no problems) and I would say another 30 minutes with the PATH train that you take out of Hoboken. Regarding Milford-you could check with the Administration Building in Milford on Broad Street. Milford is very popular and it wouldn't be if most of the homes were in a flood zone. Milford is pricey but well worth the investment.

You need to "relook" at Milford. Matamoras and Port Jervis, NY have flooding issues. I haven't heard of any flooding issues with Milford. It's a very nice town with many, many gated and lake communities. There is also NJ transit train service out of Port Jervis which is about 15 mins from Milford. I think the train is 1 1/2 hrs to NYC. I'm sure a few of our more senior locals (people who have been around longer than I have) will have much more to add.

I am in Shohola which is a bit more rural. We have Twin Lakes and Walker Lake and are about 20 mins from Port Jervis and just over the Barryville bridge from Sullivan Cty, NY. There are a lot of affordable homes in this area.

We used Chant in Milford when we bought our home and Arlene was wonderful. We did our research online and she showed us whatever we wanted to see.

The train ride from Port to Hoboken is 2 and a half hours, not including the drive from whereever you live and if one has to take the Path train.

Thanks, everyone. I don't mind commuting. Call me a weirdo, but I love long train, bus and car rides. My landlord is selling his house in New York and moving up to Shohola. He told me to check there too and he used Chant. I'll take a ride to Milford and Shohola next week to check it out. Thank you all for your help.

Good luck Marilyn in your search for home in Pike County! If I had to do it all over again the top 3 picks would be: Shohola, Lake Wallenpaupack and Clarks Summit. BTW, many people say they don't mind commuting - it is a challenge 5 days a week being away from home/family/children - I do it once a week (for a short time) and it is fun but draining. G
