Who pays the bulk of closing costs and who picks title company in Lackawanna County PA? I'm selling land in Gouldsboro and would like to know.

The buyer picks the title company or lawyer and pays for title search and insurance plus other costs if he/she is borrowing money to pay for the property, real estate agent commission and 1/2 of the transfer tax. The seller pays for preparation of the deed and 1/2 of transfer tax.

are you sure, Wells5? I've never had any dealings in Lackawanna County but have in Wyoming, Bradford and Tioga Counties. The seller has always payed the realtor's commission.

Many thanks. Is there a round figure for the estimated costs? For example 1% of the sales price for the buyer, 2% for the seller?

Since the tank most realtors are charging a flat rate usually between $2500-$3500. They aren't gonna drive around to show various properties that are usually going for peanuts and get a 3% commission....

The buyer doesn't pay the commission; the seller does. It is based on a percentage, usually 6%.
Locally they will show any property, including vacant land.
We're talking PA, not NJ.
