Why don't you list the things you are looking for in a community? That will make it easier to advise you as to where to look. You mention diversity. Are you looking for it or avoiding it? As far as property "holding its own" in value, can you put a price on the delight you will experience in the cool mountain air of this area when the rest of the country is frying during the warmer months?
