I now why people do not like attorneys. We used one for two closings. The second closing contained an addendum where the buyer was going to pay for half the septic permit.

So, the closing comes: 2 attorneys at the closing. (We did not attend). My husband noticed that there was money missing from the addendum which was a considerable amount of money on the HUD statement. (I have legal training because I worked for a NY attorney for 2 years - believe me he would be out of business if he conducted himself like this).

So, we have to wait next week. The attorney representing the seller had the money in escrow. So, my question was what would have happened if we did not notice the discrepancy? Total silence.

Oh, BTW, the attorneys made sure they got their money at closing.

Thought I would share this with the readers.

I hope one isn't the one we used for our closing last year...he was really nice and seemed on the up & up.

I had a terrible experience with a very well known one in that town a few years ago. He knew the person I had a problem with (having to do with real estate) and he really flaked out on me...or rather...wormed his way out of representing me. I lost of course, because the person I had the problem with worked for the town. Best not to deal with local atty's who know everyone in a small town like that.

I agree. Yet is was a simple land closing. Never use a local attorney for important matters. It is the good ol' boys network and they really are not so sharp.
