We sell modulars. Pleasant Valley is one manufacturer we use. Your looking from 85-120.00 per sq ft complete. You will not be able to build a modular home for 60,000. If you were your own GC which will save you the most money you would have to pay for excavation ( dig out the home, septic, driveway, electric trenches,backfill, possible storm water system), foundation, mechanicals, interior finish. That alone would hit 40-70,000+ depending on full basement or crawlspace etc... . When we sell a dropset we sell the home, delivered, set the home, crane rental, shingle and side the home in. If your going to do your own GCing make sure you get all the costs before hand so you know exactly what your getting into. You can look the doublewide way its alot cheaper and you should be able to hit your 60,000 mark. Good Luck with everything.

What do you get for 85 to 120 per square foot. Whats included with the home. Can you give a little more information?

we bought a Pleasant Valley Modular and are very happy with the home. Ours is the log home and is 1700+ sq ft we went with many of the upgrades but this is our retirement home.

I am going to be moving back to nepa shortly and I am in the process of looking for a modular home. Does anyone know of a good reputable guy who can put my well, septic and do the basement? They would also be responsible for getting the permits. I also need a driveway. This is in the Nicholson area. I have found the modular I want now comes the tough part of getting everything else done, so if there is anybody that can help me I would really appreciate it.
