Dear members and your families!
Is it possible to buy a modest vacation property in Pocono area for under $20 000- $25 000? To visit two-three times a year for 10-15 days each. With skiing trails (cross country) nearby and with an olympic size pool to swim in summer.

Or any ideas for a reasonable affordable rent ($20-$25 per night) ?

For one single mature healthy person NYC professional.

Please share the insight, ladies and gentlemen!!

You can't even get a motel for $20 to $25 a night.

If you're looking to spend $20,000 the best I can advise is to look in campgrounds such as Lake Adventure (Welcome to Lake Adventure Community Association - Home ) and Trails End (Shohola Falls Trails End ). You can pick up an R.V. camper on a lot in that price range.

It is truly sad. I did not expect this area to be so expensive and in such a high demand. Especially now when the rest of the country is in total RE crisis. $350-$400 per person (clean, quite and orderly) for 15 days rent to me looked pretty decent money. After renting to gangs of EE drinkers owner often has to do the total costly renovation.

RV and mobile (manufactured) homes - is the same thing? Like in Eagle Lake for instance.

I know a couple of people who bought there for $15 000 - $18 000.

Any information on similar projects anybody?

One can get something at eagle lake for 10-15k. Those trailers are for sale for years and years with no result. If someone is aking 18, offer 10, they will sell it to you for 12.

What is Trails End like these days? Years ago when I was in my early teens, my aunt & cousin had a camper there. We had such great times there! They sold it years ago, and I was wondering if things changed much there. I see properties are fairly reasonable there, though I know they also have the annual dues. My husband and I, too would love to find an affordable place to escape to.

Yes you are right. Those annual dues kill everything. To provide mostly for inflated unneeded office-administrative staff , "departments" , "programmes" and "managers" of all kinds. HOAs and their countless rules, prohibitions, requirements and restrictions destroy communities I think.

How do you expect to pay for the olympic size swimming pool and other things people demand?

There is a cost involved with amenities. Not only are there utility bills, for running pool equipment, there is liability insurance, cost of maintenance & chemicals, paying the staff to clean the pool, lifeguards if they have any....not to mention all the other amenities that go along with a community that the homeowners want.

Or should they just be provided for free?

Nobody is forcing anyone to join a community. You want the amenities? Then you have to pay for them.

Not true.

I do not want nor need those overcrowded amenities. But was told that HOA fees are mandatory for all (Locust Village and Hideout). Even for those whose lots are undeveloped. Even for those whose lots did not pass perc test and will never be developed at all.

AMOF land owners who do not live in the project have to pay for those who live here full time and use those pools, tennis courts, golf etc. It is not fair.

Alot of people/lot owners are stuck in Catch 22: HOA allows only one particular type of septic that the lot does not pass perc test for. No alternative options (composting toilets for instance) are allowed for whatever misterious reason. HOAs` powers are overwhelming and they are not accountable at all. The most undemocratic institution ever.

These small groups of old men create rules and laws to please themselves only, caring zero about other people. Setting minimum allowed size of homes - to keep off outsiders and new people as much as possible.

For myself being a single person a small 400 sq feet nice log cabin would be more than enough. They do not allow it. Minimum - 1100 Locust and 750 Hideout.

Why !!!!????
