Impossible, right? I'm looking to build a craftsman home. If you are willing to sell, or know someone thinking of selling, I'm willing to buy. Either tear-down or vacant is fine. Please reply privately. Serious responses only, thanks.

I'm not sure what you want is really possible, not for $400k. I've seen 0.25 acre lots in SW/SE Vienna w/ condemned houses going for $350k.

385 Courthouse St. SW is 0.56 acres and zones to Marshall Road. It's going for $580k.
548 Orchard St. NW is 0.45 acres and is going for $450k.
346 Nutley St. NW is 0.3 acres and is going for $550k.

Looking in 22182:
9719 Leesburg Pike, 0.5 acres, Colvin Run/Longfellow/McLean for $250k (foreclosure)
1635 Hicks Drive, 0.59 acres, Wolftrap/Kilmer/Marshall for $499k

Looking in 22181:
2626 Chain Bridge Road, 0.52 acres, Flint Hill/Thoreau/Madison for $430

The info posted by stpickrell was specific and reliable. There are very accessible RE web sites with accurate information about current properties in NoVa on the market.

One advantage of working with a realtor, though, is that he/she may know about someone who's considering selling a lot before it gets listed on the MLS. Good lots in prime locations can be snapped up quickly.

Agreed. Anyone can look up homes on realtor.com and various other sites, which is exactly what I did. My preferred site is not permitted on here unfortunately.

And yes, a good Realtor can identify homes that are coming on the market before they hit MLS.

That is why you often see a "coming soon" sign and why some homes get insta-sold (I guess you always have to put homes up on the MLS anyway?)

There are other skills a good buy-side or sell-side agent can provide, some psychological, others business. Part of why they do get 3% on each side is to make up for all the flakes, etc., that ultimately generate no revenue.

BTW, those lots at Nutley and Orchard have been on the market for years. I think for a while, someone was planning to build houses there on spec, and now they're just selling for lots. Just because they're asking 550K doesn't mean they'll get it. I'd offer what you can offer, and see what happens.
