I'm being considered for a job in Georgetown. I'd like to be 45 minutes or less (at rush hour) to the new job.

We're looking for a single family home, at least 2400 sq ft...we prefer new or newer homes in a subdivision. Schools are important; daughter is in 4th grade. Home should be $400k or less.

Is this feasible? If so, any suggestions? Thanks in advance.

The short answer is "no, it is not feasible." Either give up the idea of a 45-minute commute or give up the idea of a newer home with 2400 square feet. Or up your price by several hundred thousand dollars. Sorry, that's the reality around here.

Go up to $500,000, and there are possibilities in NOVA, but they won't be new nor in newish subdivisions.

Agreed that you will have to make tradeoffs. Most new SFH construction is either well outside the Beltway, or is high-end infill construction ($800K+) in older close-in neighborhoods such as Arlington and McLean. If you want a new SFH in the $400K range you need to double (at least) your commute time.
To keep within the 45 minute commute, with good schools, you will need to budget at least $500K, or consider a townhouse. And be prepared for an older home (40+ years) that needs some work.

Also, do you have any flexibility in your commuting times? If not, you may want to live in MD rather than NoVA, because the Key Bridge gets backed up for a long time during the rush periods in the morning and evening.
