Hi all,

We are moving to the area this summer and are looking at houses in Fairfax county. I am curious if the tax rate is similar throughout Fairfax county or if it varies by city. Also, are the assessments vs.actual value by city accurate or do some cities have assessments (and therefore property taxes) that do not "jive" with the real value of the house.

1.106 per $100 assessed value. I'm not aware that the county rate varies by location, but separately incorporated cities (e.g., Vienna, Fairfax City) may tax at different rates. Residents of those locations will have to respond. The assessed value is generally below the market value.

there are some special tax districts within the county, but the "extra tax" is REALLY minimal, as far as I can tell. a couple extra cents per $100?

I'd be more concerned about HOA fees.

as for assessments, VA assesses property value every year, so they are as close to accurate as possible. The counties change their tax rates yearly based on increase/decrease in property values to try to keep tax bill changes to a minimum.

During our recent home search I looked at a lot of list (and sales) prices, along with the values assessed by the county. The market prices were almost always higher, usually around 5% or so.
