Is anyone familiar with Loudoun Valley Estates, specifically that development with 1 acre lot homes on Ryan Road and Airmont Hunt Drive?

What is the neighborhood like there? It seems there is NO amenity in that smallish development (probably because the club house/pool/gym is somewhere else in the broader Loudoun Valley Estates area, to which one has to drive) yet the HOD seems to be rather high at over $100 per month.

I guess the homes there are built by Toll Brothers. Are they good quality? I've heard some bad things about Toll Brothers quality, esp. those homes that were built during the 2004-2006 boom.

I'd appreciate any information regarding that area. Thank you.

I know a family that moved there from Brambleton, and they've said that there isn't much of a community feeling - everyone keeps to themselves. LVE is so big, though, that it probably varies depending on the section. They do not live in the Airmont Hunt section.

Not much. They are renting a townhome, and they said they don't hear their neighbors.

You might want to poke around on the LVE HOA forum (http://lvehoa.com/home/members-forum/ - broken link). It looks like you can read everything without being a resident.

Thanks for the tip! I did check out the forum, but didn't find the information I sought.

My earlier question pertains to that particular area of Loudoun Valley Estates (I guess it's called "The Manors").

Anyone?

It pains me to say that I am thinking about passing on a custom house in Fairfax to buy a larger production house in Ashburn.

Could you elaborate more specifically on what you heard?

Chinese drywall, just shoddy construction by workers, other?

Just generally shoddy construction, no doubt due to hurried schedule and subpar workers.

But I am looking for an opinion from someone who knows "the Manor" area of Loudoun Valley Estates, the area with 1 acre lots. I would think the quality is better there, but more expensive and larger homes are sometimes just that, more expensive and larger without a corresponding increase in quality.
