According to Redfin, the street Rosemoor Ln in Merrifield has 7 houses listed for sale. Because Rosemoor Ln is a small community, I am surprised that so many owners are trying to sell at once. After limited investigation, I still have not found an explanation

1) There are not many foreclosures nearby.

2) There is no homeowner association to blame.

3) There does not appear to be any rezoning of public schools.

Perhaps some unfavorable upcoming commercial development nearby shall ruin residential home values. What is the easiest way to research potential causes of simultaneous sell-off by homeowners within a subdivision? What are the usual culprits and suspects for a mass exodus?

I think if you look around other nearby subdivisions are seeing something similar. Briarwood Chase has a TON of houses on the market. Many been sitting 30 days or so and several have had price reductions. Also Barkley has a number. I think that many owners have been sitting on homes wanting to move for awhile.

Prices have gone up in the last year in the area and I think some potential sellers have been sitting on the sidelines til things improved. I don't think there is any major issue with the area. If anything, it stands to improve due to the development around Dunn Loring metro.
