Tried to google it up but couldn't find what I was looking for. I presume it depends on the price of the property but what is a reasonable percentage to expect to have to pay towards settlement costs in VA as a seller?

Also, other than the settlement costs, what are some other things I should safely expect to exclude from the NET so I don't expect more than what we might really get on hand at the end of the sale?

If the buyer asks you to pay their closing costs and you agree to it, expect to pay anywhere from 3% for conventional, 4% for VA and up to 6% for FHA. If you want to know the actual costs charged by the title company, you may want to call and ask...I only know of one who advertises their prices and it's in a booklet they created, not online.

you've got the agent commissions....usually 6%.

The percentages Tish mentioned will be slightly lower for higher-priced properties, because some closing costs are fixed.

Your agent can prepare an estimate of settlement costs for you, have you asked her/him?

Do you not have an agent? You must have posted 10 different threads in the past month asking basic real estate questions that google could have answered for you.

Expect 6% in realtor fees, a couple thousand in closing costs, more if you decide to pay the buyer's closing costs.
