CUlpeper is too far. Manassas would be much better. Dumfries would be a worse commute, IMO, than Manassas, though I suppose it depends on if you're willing to go side roads versus highway. Dumfries through Woodbridge then up 123 to GMU might not be horrible. Don't get me wrong, it would still be 45+ minutes without rush hour traffic, but it would be moving.

Look at Centreville, Chantilly as possible options if you do not need public transportation. Centreville is 15 minutes away from GMU. I got my M.Ed from GMU, nice campus. If you don't mind sharing a townhouse with 1-2 or other individuals you can each pay 800-900 to rent a townhouse near campus. Marshall, Front Royal- too far west. The traffic on 66 anytime of day is ridiculous- all of NOVA traffic is insane. In my opinion the cheaper rent for a townhouse does not justify the horrific commute to and from GMU/Fairfax.
