A neighborhood question for the board: I am in the market for a townhouse in a decent-but-affordable Woodbridge neighborhood (as far north as possible...have looked in Lake Ridge and Belmont, but all of my offers have fallen to people with more income than myself). Saw a cute little t-house today in an area called Carolyn Forest, off Devil's Reach Road...seems to be a little off the beaten path. The area looks well-maintained by day...is it completely besotted with crime by night? Or is it simply an area with a nice mix of lower-middle income people like myself who just want a respectable, safe, but affordable place to live?

My wife and I lived there from about 1994 when they were still building until 2000. So it's been a while so I don't know how relevant my info is today. I served on the board when Ryan Homes first turned the community over to the HOA. We had a townhome that backed to a wooded area back in the corner of Tiger Lily Circle. We liked it. It was quiet and we had quick access to I95. At the time 123 was only 2 lanes and it would crawl in the morning. It is a TON better now if you have to head up that way. All of those are 2 bdrm, unless something has been done with the basement. (Unless you are talking about the larger townhomes further up Devil's Reach Rd.) What street? We had a finished basement which really helped with space. Those are small townhomes. Good for 2 people, maybe 3. Not many amenities, but that's ok if it's just you or two of you. There is (was?) a playground and 2 spaces assigned per house.

Thanks for the response! I don't mind that the houses are smaller...it will be just me (single female) and my two pugs, although with family/friends coming to visit. I don't really need much...mostly, I just want a safe area with pleasant and respectable neighbors...and hopefully a well-managed and responsible hoa!

Can't speak on the HOA and such but from a police perspective it was a quiet enough neighborhood. I retired from PWCPD in 09 but I doubt much has changed there at all since it's a well established area. It's not crime free but no neighborhood is. Even gated communities still see some crime.
