We would like to remove the deck off the back of our house and replace it with a 16x20 screened porch plus a small area of decking. We have a walkout basement, so the porch/deck would be on posts. We plan on adding nice finished features to the porch, such as trim, curved windows, a beadboard ceiling, and composite wood. Can anyone give me an idea of the rough cost for such a project in this area? Also, can anyone provide the name of a good company/contractor? Thanks!

$10-12K would be about right. Northcraft Builders gets good reviews.

What part of NOVA are you in? PWC? Anywhere near Manassas?

Oh and for what you're looking for it will be $30-40K. There is no way a covered 16X20 composite porch is going to be $10-12K. Your average pressure treated single family deck maybe, but not what you're looking at.

I agree with Mike and even possible that you will get quotes for more then 40K.

For adding a porch (not a deck) over a ground-level concrete porch that already had a roof on it, about 8 x 20, composite trim and wood T&G floor, one quote we got was just over 10K. Not a covered porch, but metal mesh can't cost that much.

OP's project is double the square footage, no existing roof, seeking features like curved windows, ceiling, etc...way more than what you described, and not just some "metal mesh" more.

We did almost exactly what you describe to our house in Springfield. We had an old rickety deck (15 feet off the ground) which we tore off and replaced with a screened-in porch. It has hardwood flooring, bead board ceiling, wrought iron spindles, 2 skylights, a small grilling area outside the porch and new stairs. We used Whitestone Home Improvements and it cost a little over $21K. We were very happy with them!
