We are looking at a houses on Lawyers road upto a mile or two from where Lawyers Rd intersects with Rt 123 and I would be commuting to INOVA. Could anyone please provide an estimate of how the commute would be during rush hours at Morning (starting around 9 AM) and evening (coming back around 6 PM)?

Google shows about 20 minutes without traffic. Directions are Lawyers Rd (1 mile) Malcolm Rd NW (0.2 mile) Nutley (3 miles) Route 50 (2 miles) Gallows (0.5 mile). I am particularly concerned about the drive on Lawyers rd through crossing 123 to Nutley. I would appreciate any feedback on this.

Less than 15 without any traffic. 20 is probably a reasonable commute estimate.

That sounds like one of the better commutes you could get. There are lots of alternative routes in case things get bad. I don't know how long it takes at that time of day, but I meet a friend in Vienna every week for lunch. He travels from Reston down Lawyers and it takes him about 15 minutes house to restaurant.

I think it would be 30 minutes tops. I lived about a couple blocks south of 123 on Courthouse Road (which is what Lawyers turns into after crossing 123. You cannot go wrong with those neighborhoods off Lawyers. They are great. Lawyers can be hairy sometimes during rush hour, but if you cut off on Malcolm, I don't think it's that bad. Traffic can back up on Nutley street going south getting to Route 50, but there are a few alternative side streets you can take. Overall, you'll find a way to make it work. Beyond your commute, you are choosing a GREAT place to live!

Thank you so much for the timely response. We decided not to make an offer for other reasons but it looks like this area has lots of nice houses at reasonable prices.

Does anyone know if there are any townhomes along this stretch of Lawyers Road? We have expanded target price to upto $800k.

I've driven Lawyers Road from Reston to the Vienna Metro countless times, and I can tell you that there are no townhomes anywhere along this stretch of Lawyers Road, only single family homes. I can't speak for nearby side streets in Vienna, but I expect not.

There is a small townhouse community just off Center Street on Shepherdson. From Lawyers it's less than 1/2 mile. Don't know the prices there now, but last I looked, they were in the $600's - probably more now. They were built in the late 1990's I believe, so newish. There is another townhouse community that is older that is between Nutley and Madison High School. I think it's called Commons Drive. Neither is directly off Lawyers, but very close. But as PP mentioned, I don't think there are any townhouses directly off Lawyers. The price range up to $800K is tough to find in Vienna. There are many over $1 mil, and some below $600, but not much between $600K and $800K.

There are quite a few very nice neighborhoods branching off Lawyers Road between Maple Ave and Hunter Mill Rd. They are single family homes in the 600-800K range, which sounds like it's where you're looking. I drive this area frequently (including down to the Inova Fairfax area) and agree with the 20-30 minute estimates. 15-20 will be without traffic and it may be even more like 35 on occasion with heavy traffic, but I think this is a pretty good commute for around here.

A similar neighborhood, with similar architecture, prices, and commute is Oakton Glen. It branches north from a bit west on 123 (between Nutley and Hunter Mill.) Very nice, friendly area. Also 22181 zip code.
