Hi,
What do you guys think is a better situation?

1) $108 hoa fee that only includes snow removal, 2 tot lots and a pavilion

Or

2) $194 with all inclusive amenities, tennis court, pools, bball court, gym, community events, etc. is it really worth the extra 86 bucks a month?


The number 2 option is also 35k extra for the house, probably partly because of well designed community.

Will you use the tennis court, pools, basketball court, or gym? If your HOA doesn't have a gym, are you going to buy a membership elsewhere? Do you normally buy a summer pool membership anyway?

It's all personal choice--some folks would see a lot of value in those extra things, others wouldn't.

Are you going to use the extra sports facilities?

I wouldn't, so I would prefer the lower fee.

Probably not nearly enough to justify the extra expense. The fitness center isn't built yet, but if it was very nice w instructor lead fitness classes I probably would use it often in place of my sport and health membership.
Was also thinking it would be nice to have when we have kids

My HOA fee for a SFH is $170/month and that includes all the amenities you mention (except a gym) but also includes FiOS TV and Internet service. So $194 seems a little high to me.

Your HOA includes Fios?! Is this an HOA or a Condo fee? If the former, what sort of magical neighborhood includes all of that! I remember paying about 170 for FIOS alone when I used to live in an area that had it..

I'd personally go with the cheaper option and use the extra money to sign up for YMCA or some nice health club like that with all the amenities but likely better.

I guess my next question beyond if you would use the amenities, is everything else equal in terms of commuting, schools, desirablility to the market for resell?

There's a bigger potential of an increase with the second option than the first.

The condo I rent in has a high fee ($500/month) that includes most of the utilties (water, heat, a/c). It means that people aren't inclined to save money by using less or upgrading equipment. In fact, some people will use more. I pay a flat rental amount so it doesn't affect me.
