I posted a few weeks back about building a home in the lakepoint community, I really would like further details on if people enjoy the slower pace, if the extra drive east is worth it, are your neighborhoods friendly? It is so tempting my main worry again is just the extra time to my commute to sterling.

We ended up buying in Leesburg and stayed in our same neighborhood. We visited Round Hill several times and looked in the homes each time. Each time we went out there it just felt further and further so I knew I would dread the extra commute, we liked the idea of building out there and the neighborhood was super friendly, neighbors approached us while we were touring and were very nice but what I gathered was the mothers seemed to all SAH and the husbands worked far away like DC/Arlington. So one spouse was giving up everything while the other stayed home. I work and value my time more than the new build, the back yard was tiny so that ended the thought for us. I was also warned water/sewer costs are steep.

I live in Ranson WV and drive through Round Hill everyday on the way home from work. My impressions of the community is that it is rural -small town america in this case at the foot of the blue ridge mountains. You will get away from the congestion from the larger towns and cities, but that means that you will have to travel to Winchester or Leesburg for your shopping and entertainment. Is that really worth it?

I am in the same boat where I live in Ranson (near the casino) apart from Charles Town Races and Slots (I don't gamble) and the historical sites (seen them all) there is nothing to do in Jefferson County WV!

I have grown increasingly frustrated that if I want to really shop or go to the movies I have to leave the county and travel to the surrounding cities thirty minutes or more out of my way -especially if the stores I want to go to aren't in Martinsburg.

After living out in the middle of no where for the last six years to save on taxes and the mortgage, I am planning to move back to civilization in particular Leesburg.

I have fixated on several neighborhoods and shocked to discover townhouses placed on the market are sold quite quickly. There was one I was looking at for $399 that was placed on contract within a week of its listing! And get this- there was a backup contract in cash for same the house! (that wasn't you was it?)

Suffice to say Leesburg is a very, very desirable place to live; everything you need is right there. I would be very interested to hear your experiences living there community, neighbors, utility expenses etc.

Round Hill is a quiet little town with excellent schools. The schools are rated better than those in Leesburg. You can drive six miles to Purcellville for grocery shopping and pharmacies. Purcellville has three major grocery stores (Giant, Harris Teeter, and Food Lion) and two chain pharmacies: Rite Aid and Walgreens.

If one wants to shop in Home Depot, Costco, or go to a movie theater, then there's an additional 12 miles drive to Leesburg.

We bought in August last year as a Fannie Mae REO I still payed full regular price for it 379K. I believe you are looking in my neighborhood though and my co-worker actually bought that one. We live in Stratford off of sycolin/hope pkwy it is a beautiful neighborhood and everyone is really friendly keep your eyes peeled they list between 379-415. HOA fees are decent 103/month. I sold my co-worker on this neighborhood trust me. They are town homes but live like single family houses we are only connected by garages its a pretty good deal.

this is an idea of what one of the floor plans look like, they come in 3 or 4 bedrooms upstairs and all have finished basement with additional bedroom and bathroom some walk out some don't.

oh for utilities i have water/sewer billed quarterly around 250/q, electric is 100/mon, internet fios is 40, Washington gas was cheap in the summer 30/month and then got 200-250/month in the winter

We live in Purcellville (just down the road) for a year now. We like it. Not quite as rural as Round Hill, the restaurant selection out here just plain sucks though so we are always going into Leesburg. I work in Herndon so the commute is not that bad. We have a big lot, lots of grass and its quiet.
