A Costco.

That's my standard answer to every large scale real estate redevelopment near the Beltway on the VA side.

Another large corporate entity if we can woo one with a small portion of the site be reserved for redevelopment/retail/possibly residential along the Gallows side nearest to Route 50 to match whats happening at Mosaic.

If we can't get 1 single large company, I'd say try to find an institutional partner (University) and a few smaller tech companies looking for startup space. Last I checked Georgetown was jockin Fairfax as their next location for the MBA program.

Awesome thread topic btw

I'd move. There goes $800 million down the drain, not to mention the weekly disaster that would be Gallows and 495.

I say let PG keep it; and I am a life long Redskins fan. Stadiums are the #1 worst decision a jurisdiction can make (beyond the olympics of course).

This would be perfect. Even better if the corporate entity has jobs that my husband or I would be interested in. Really don't want something that would make traffic any worse or would deforest the property. Please keep the trees!

Totally agree that the wooded nature along the 495 and the south side of the property should absolutely remain. This is not a spot for urban sprawl, especially the further you get from metro.

I think something on the order of a 2 to 4 acre (less than 10% of the site) well arranged mixed use in the northwest would not impact it much; somewhere in the 6 story neighborhood similar to mosaic (with structural parking not surface parking)

I lived across the street from that place for two years. As long as they keep a majority of the trees, I'm not sure it would matter to me.

I think it would be a good fit for a GSA entity that requires setbacks and enhanced security parameters, like it's neighbor on the NE side of the cloverleaf that use to be the Raytheon buidling. But, not too many of those leases floating around anymore. Government has already traded up from the B- class to the A class on real estate around here, for the most part.

FBI HQ though I'm not sure about the Metro access (simply don't know - Vienna?). It's a nice campus, huge building, nice pool/exercise area and rather isolated as well. Executive areas have their own garage/entrance and are rather secure and, if still there, there are large rooms that are Farady-caged secure, etc. And there's at least one helipad.

[I was a contractor there for years]
