That's like predicting that a car with 200,000 miles on it will need major service in the next 50k. This has been a really long bull market run, a correction is overdue. So saying it will happen in the next 2 years isn't really saying much.

Prices will go up in neighborhoods where houses are not already going for 6-700k because all those little old houses are going to be bought, torn down, and rebuilt. Right now those are the properties going for 3-400k. Once they get the old stock rebuilt houses will go for 7-900k

Prices will remain STAGNANT in those neighborhoods where houses are already over 800k

I dont think the DC area is in a bubble right now. In my neighborhood the avg price has held steady since 2010. New construction goes for at least 750k. The last two homes went for 800+

In what neighborhood have prices held steady since 2010? Unless by 'held steady' you mean gone up 25-30%.

If that's actually true then I agree with you, no bubble in your neighborhood.
