Hello,
So we have been told that we will be relocating to Ft. Belvoir in Dec. Basedon our research, I think we want to live in the 22308 zip code (due to schools,proximity to base, etc). We have budgeted $3500 for rent but I’m concerned thatwe will not find a house as we are moving in December which is off peak times.We would prefer apx 3000 sqft, fenced (we have dogs) with 4 bedrooms.... Iknow, a pretty tall order. Do you think this would be possible? Also, asidefrom 22308, any other recommendations?

I would also check West Springfield (22152 and 22153). It's a little further but not too bad of a drive and it certainly would have some houses that meet your criteria. Good schools, convenient to metro, etc.

I concur with Vectorhead about 22152 and 22153. Easy commute to Ft. Belvoir and your rental budget should be enough for just about any of the housing stock in that area. There is a lot of military always moving in and out of the area, so I don't think it's going to be hard to find a rental even in the off season.

You might also like the Kingstowne area - 22315 and areas near it - I'm not sure what the nearby zip codes are. Kingstowne itself generally has more THs than SFHs, but there are some SFHs in Kingstowne itself and there are many neighborhoods nearby with SFHs and yards.

I used to live in the 22039 zip code in the South Run Oaks neighborhood (Silverbrook / 123). Its further out but not a bad commute if you are going in the fairfax county pkwy gate. When I was there I knew of a bunch of military families renting single family homes and I believe they went for less than your budget. Neighboring neighborhoods such as Crosspointe are more expensive.

Fort Hunt is a very expensive area to live in with mostly older homes. Personally, I would never want to live on the Route 1 corridor as there is tons of traffic and run-down shopping centers.

I would definitely recommend Kingstowne (22315), which is where I live. There are tons of townhomes in Kingstowne that meet your criteria. Kingstowne is much less congested with quick access to the back gate to Ft. Belvoir and much cleaner with nice shopping/dining.

The Beacon and Mount Vernon Shopping Centers are notable exceptions to the admittedly drab retail aesthetics along Route 1. I've definitely been there, done that with that traffic.

Kingstowne's development, on the other hand, is admittedly more pristine and intentionally planned in comparison. The traffic intensity isn't that much of a drop-off from Route 1 IMO although I'm not familiar with the Ft. Belvoir route you speak about.

I second..or is it third Kingstowne. A SFH is difficult to find but can be had - average price is $3200 - 3600.

Other poster is referring to the Telegraph gate at Beulah. Right near the new Wegmans!!!

I grew up in the 22309 zip code and was born on Fort Belvoir. There are quite a few nice houses there within your budget. You can be away from route 1 along 235.

SFH rentals that support fr Belvoir go fast. A co-worker put her townhouse up.for rent in west springfield and she had multiple applicants within one day. She went with the first application which was received in under two hours. Lease agreement was for 2 years and renter wanted 3.

Lake ridge is another option and the areas that feed into Woodbridge high,.Lake ridge middle have multiple SFH houses with for rent signs. 5 bedroom, 3 1/2 bath, private backyard. Distance to ft Belvoir is 20-30 minutes. Don't know about price but would guess $2500.
