How can I find recent home listings that are pending or just sold> Trying to find non "Vienna home based" builders to build our home. We bought 12 years ago and are financially/family ready to expand. Our experience with Vienna builders is they have a huge margin- we are not in that tax bracket. Thank you for any help you can provide.

You can look on Realtor.com or zillow and see past sales. Or you can possibly have your Realtor send you a list from the MLS. If the home is pending the sales price will not be listed, not even to the Realtor. Also most Realtors have home builders in their network that they can recommend to you. If you plan to buy the piece of property and build, most independent builders will require you hold the construction loan(meaning you have all the carrying cost while the home is built). If you go through one of the larger builders such as Ryan, Brookside, MI Homes etc they hold the loan while the house is built. There is a set price though that they will sell the home for though, within a slight window of negotiation. Also builders include Realtor fees normally in the sales price whether you are represented or not. They normally will not discount if you are not represented because that then lowers the price they can sell the next home for. Hope this helps!
