General and reliable rule to live by regarding online real estate pictures: If they don't show any pictures of the inside of the house, it is NOT nice inside.

The previous posters indicated that you are unlikely to find a detached home with your budget. Here are a few options in Reston that are very close to the Wiehle Metro stop. They will get you to RRB in a little more than an hour, really about 70 to 75. I work in RRB and live near these listings.

2174 WHISPERWOOD GLEN LN, RESTON, VA 20191 | MLS FX9579958 | Listing Information | MRIShomes.com
11202 BEAVER TRAIL CT #11202, RESTON, VA 20191 | MLS FX9543456 | Listing Information | MRIShomes.com
11029B VILLARIDGE CT #11029B, RESTON, VA 20191 | MLS FX9605324 | Listing Information | MRIShomes.com

OP - Their are a few under-$300K houses in the area. Every single one of them would require a really long commute and a lot of money to fix up the place. In the DC area, if you only have $300K, you need to look at condos and townhouses. Even with townhouses, you are likely looking at a long commute.

Yes I do realize this will be a challenge! And I appreciate the feedback. I am open to townhomes (and learning about good areas in which to buy), but would prefer a SFH if in any way possible. Someone had suggested Manassas, so not sure if anyone has any thoughts on that.

Thank you again!

Actually, I meant to say Woodbridge, but would be happy to hear about Manassas, too!

Haha, this is sadly very true.

OP, You should look into Manassas or Woodbridge.

Well Woodbridge does have a VRE station as well as healthy slug-lines to Pentagon and downtown.
It has shopping, lots of new restaurants, Potomac Nationals baseball and a reputation as the poor relative of the family.
Belmont Bay is on the old Woodbridge side of Rt 1 but is a place unto itself https://www.redfin.com/VA/Woodbridge...8/home/9607517
(I think Burke would be a better location for you if you can find something there)

And even with that reputation it will not be easy to find a SFH for under $300k. If there are any to be found, I'd question the condition of the home and the neighborhood.

I think Stafford County is more likely to meet the budget for a SFH in a decent neighborhood. But then there's the commute to consider....

I think Warrenton may be the closest option with a good selection of SFH under 300k. That would be a 40 minute commute for your daughter (if there is no traffic) and possibly 2-3 times that for you to drive to DC.

What is your reasoning behind wanting to buy? I would imagine that you are about to hit your "fun years" again where you won't have any kids at home and can travel as you like. Putting money into travel seems way better than being house for into your retirement.
