We'd like to move to the area, but it appears NoVA proper is simply out of our price range. Is a $350K 3 bed/ 2 bath single family home in a decent, safe neighborhood 30, 60, 90, 120 miles outside of DC? My SO looked at Fredricksburg, but it appears that might still be tough for the kind of house we're looking for?

I know someone who just bought a 3 bedroom 1 or 2 bath in Annandale for under 400. I think it backs to a park too. And I've seen homes for under 400 in the herndon area. Nothing fancy but livable.
But if you're looking for a dream house you see couples on HGTV buying, you have to look past Fredericksburg/Leesburg or someplace in the sticks.

I don't think you'd have to go as far as Richmond or Fredericksburg. Just a quick search and I see houses in that range in the 22192 (Woodbridge), 22025 (Dumfries/Montclair), and 20112 (Mansassas) zip codes.

Really you need to go to 400. You can get a decent home in PWC for that price. The inventory doubles from 350-400 and you can avoid living in Manassas Park.

My recommendation to a lot of people because there are still affordable single family homes there. I mean really, it is inside of the beltway and you can find what I consider affordable homes and there are even some with a fair amount of land if the OP wants to go up in price range.

You can't get a SF home in Stafford for $350K, maybe a townhouse but you may need to go to Fredericksburg
to get a SFH thats in good shape for that price.

Fredericksburg has many nice, SFHs under $350k. However, the farther out you go, the worse the commute. Many of us compromised on the house to make the commute better. Others compromised on the commute to get the house they wanted. Just beware that.
