We are selling our SFH in FFX and are deciding whether to list in a couple weeks, or wait until after Labor Day.
Our selling agent asked us to think about delaying, because there might be more traffic when people are out of summer/vacation mode.

Any thoughts or experiences appreciated!

Time is money.. at this point there is more of a chance of bad news than good news.. And you still would give the new owners a chance to get their angels in the local school for the start, assuming it is in a good school pyramid. There is less seasonality, when the markets are hot, even if the temps are extremely hot. If you really needed to buy a house would you be going to Nags Head or Europe for August? No, you would be checking the listings everyday, and not waiting for some woman with dyed hair, a boob job, and an Escalade to drop a great deal in your lap.. It ain't gonna happen.

Your agent is correct in explaining the normal course of summer/vacation time buying trends but we are living in a year where nothing has gone according to normal trends.

A bird in the hand is worth 2 in the bush.

I'd sell when you're good and ready. Will delaying the sale also delay a purchase? Can the agent quantify what the delay may mean in purchase price or is it just conjecture? I mean people are already vastly overpaying for homes, so will it be 1-5% more? Or will the market cool off by then? Which is more likely to happen?

Does the realtor want you to wait in hopes the increase will also pad their bottom line?

We are leaning heavily towards getting the house on the market in 2-3 weeks, instead of waiting until Sept.

Yeah, the DOW...yikes. I'm hoping for a quick rally!

Gotta love realtors that are still giving advice like it's 2004. Not sure how people are in summer/vacation mode when a lot of people are still not traveling and the children weren't even in school last year.



The housing market is the hottest it has ever been for sellers. I don't see what you would gain by trying to wait two more months.
