The problem with Annandale inside the beltway is the depressing scene along Little River Turnpike. Instead of the illegal aliens hanging on the street and the run down shops and Korean restaurants, that area should be booming with all the traffic going up and down that road and the great demographics in the area. Instead it gets worse every year.

There are still many nice homes off Little River Turnpike inside the Beltway. Look at the area behind the Library. Though the area outside the beltway near the Community College is nicer.

Couldn't say much about the schools since I don't have children.
I live very close to Oreana and Americana, this looks like a fairly safe and residential nighbourhood but its getting worse. Our HOA has sent 2 notices this past year about a rape and a mugging both on Americana, there have been 1 car break-in and 1 Auto theft the owners of which I personally know in the last 6 months.

I also noticed that on Americana there are quite a few cars that have trash bags duct taped to the drivers side windows and a few patches of broken glass at many locations alogn the road, it tells me car break-ins are common in this neighbourhood.

If you drive by the 7/11 on Heritage/Hummer and Little River Tpk you can look at the changing demographic.

I will be moving to the tysons area very soon.
