I think you'd have to look at the some of the older complexes, such as Chestnut Grove (Wiehle Ave), Lake View (Moorings Dr), Northgate (N Shore Dr), and North Point Village (North Point Dr), the last of the four being the newest and best location as to schools and shopping center. North Point may be slightly above your price range.

You might also want to check out the Edgewater Condos at Reston Town Center. Although they might be a little higher than you are looking to spend (I think they are currently in the upper 250 -300k range). Great location though, about a mile away from the town center.

Woodwinds is 1 block from the school complex (South Lakes, Langston Hughes, Terraset). Villa Ridge is across from the South Lakes shopping center and 3/4 mile from the same schools. The places people warn about are farther to the west on South Lakes and Glade drives as you head in the direction of Colts Neck Rd and also after you cross Reston Parkway.

Thanks everyone for the feedback. I think we will concentrate at some properties in Northgate. These properties are old, almost 38 years. Do you guys think it will be big issue in selling it say 5-6 years later?

What schools does it feed to? If it's a larger condo, likely to rent to families with children, schools would be a consideration. Most of the Reston schools are not good. For most places, an update inside matters more than the overall age of the building. But that is just my opinion.
